Boutique Realty Perth is a Subiaco-based real estate agency that sells and manages residential property across Perth's western suburbs, northern coast, city and Peel region, and supports buyers through listings, open homes, property alerts and off-market introductions. This release sets the Western Australian Government's 2026-27 first home buyer duty thresholds, in force since 7 May 2026, against REIWA's price data for August 2026, and explains where the exemption and concession bands sit relative to Perth's current unit and house medians as the spring buying season begins.
Boutique Realty Perth says the first spring selling season under Western Australia's higher first home buyer duty thresholds is arriving with a clear price map for buyers. Under the 2026-27 Housing Taxation Package announced by the WA Government on 7 May 2026, first home buyers pay no transfer duty on a new or established home valued up to $600,000, up from $500,000, with a concessional rate applying up to $800,000, up from $700,000. The changes apply to transactions entered into on or after 7 May 2026.
REIWA reported on 6 September 2026 that Perth's median unit sale price was $690,000 in August 2026 and the median house price was $960,000. REIWA's bedroom-level data for the 12 months to August 2026 puts the median one-bedroom unit at $540,000 and the median two-bedroom unit at $683,000, both inside the concessional band and one of them inside the full exemption.
The agency's reading is that the full exemption now covers a meaningful share of Perth's one-bedroom and smaller two-bedroom apartment market, while the concessional band reaches most two-bedroom units and some three-bedroom houses in outer suburbs. In the western suburbs the agency serves, the bands mostly apply to apartments.

What did the WA first home buyer duty changes actually change?
The WA Government's 7 May 2026 statement describes a $297 million package it expects to benefit more than 25,000 first home buyers over four years. The 2026-27 Housing Taxation Package page sets out the thresholds.
Key policy facts:
- Homes: no transfer duty on a first home valued up to $600,000; concessional rate from $600,000 to $800,000, for transactions entered into on or after 7 May 2026 (WA Government).
- Vacant land: no duty up to $450,000, previously $350,000; concessional rate from $450,000 to $550,000 (WA Government, 7 May 2026).
- First Home Owner Grant cap: raised from $750,000 to $800,000 for homes south of the 26th parallel, with grant eligibility decoupled from the duty thresholds (WA Government, 7 May 2026).
- Maximum stated saving: up to $22,515 on a new or established home and up to $25,390 on land plus build (WA Government, 7 May 2026).
- Off-the-plan concession: 100 per cent duty concession on eligible off-the-plan strata dwellings up to $800,000 for contracts from 12 March 2026, extended to 30 June 2028 (WA Government, 12 March 2026).
Eligibility conditions apply, including residence requirements and prior ownership tests, and are administered by RevenueWA. Boutique Realty Perth does not provide financial, tax or credit advice and recommends buyers confirm their position with RevenueWA and their lender or broker before signing.
Where do the thresholds sit against Perth prices in September 2026?
REIWA's Perth metro data for the week ending 6 September 2026, covering the 12 months to August, shows medians by bedroom count:
| Property type | Median sale price (12 months to Aug 2026) | Duty position for an eligible first home buyer |
| One-bedroom unit | $540,000 | Within the $600,000 full exemption |
| Two-bedroom unit | $683,000 | Within the $600,000 to $800,000 concessional band |
| Three-bedroom unit | $888,000 | Above the concessional band |
| Three-bedroom house | $880,000 | Above the concessional band |
| Four-bedroom house | $1,050,000 | Above the concessional band |

Nationally, the Australian Bureau of Statistics' Lending Indicators release of 14 August 2026 recorded 29,319 owner-occupier first home buyer loan commitments in the June quarter 2026, 2.9 per cent fewer than the March quarter, with a value of $18.4 billion, up 10.0 per cent on a year earlier. The ABS puts the average new owner-occupier loan in Western Australia at $720,000 in June 2026.
"The threshold change matters most for apartment buyers, because a one-bedroom unit at the Perth median now attracts no duty at all and a typical two-bedroom sits inside the concession. Our advice to first home buyers this spring is to get the eligibility and finance questions answered before the first home open, then set a property alert so a suitable listing reaches them the day it launches," said Mathew St Guillaume, Sales Executive / Director at Boutique Realty Perth.
How Boutique Realty Perth helps first home buyers this spring
The agency's buyer support covers current listings, weekly open homes, a property alert service and guidance on offer strategy, finance timing and the WA settlement process. Its first home buyer guide for WA and settlement process guide explain the steps between an accepted offer and settlement day.
Medians describe the middle of a 12-month sample and are not a valuation of any individual property. Duty thresholds are set by the WA Government and may change.
